Our proposals for this key site in Ilford’s Town Centre, seek to regenerate an existing supermarket and its car park into a major mixed use development set within a revitalised public realm. The scheme comprises a new supermarket, cafes, restaurants, employment space and over 680 mixed tenure homes, arranged over ten different buildings and two new rows of terraced housing, to form a backdrop to a series of public and private landscaped squares and gardens. The proposals draw from the former grandeur of Ilford’s past and the rich history of the site, which from 1880 to 1976 was once the home of the prestigious Ilford Limited Photographic Company. The buildings vary in scale and form to mediate between the existing context of taller buildings to the north-east of the site down to the smaller scale of the residential hinterland to the southwest. A landmark residential tower, marking the new Chapel Square, is crowned by a distinctive ‘ILFORD’ sign, written in Ilford Limited’s original branding typeface to proudly reference the site’s history and to signal the start of Ilford’s regeneration. At a lower scale, the proposed ‘Department Store’ building, set behind a tree lined boulevard, provides the frontage to the supermarket and recalls the splendour of Ilford’s retail past. The ‘Frontispiece’ buildings, entered past new public squares, reference the quiet formality of Ilford Limited’s administration buildings that once existed along Roden Street. The ‘Factory’ apartments to the centre of the development drop down in scale and recall the roofscapes of the site’s former north-lit factory buildings to provide a transition in form from the formality of the northern buildings to the pitched roofs of the surrounding residential context. The buildings are all set within a series of characterful private landscaped podium gardens with breaks in the built form affording framed views across the new public realm and the town beyond. The proposals are completed by a row of terraced houses and a newly formed mews road either side of a corner building to mirror the Papermakers Arms public house at the opposite end of Riverdene Road.
